How Big Can an ADU Be in Anaheim?

Anaheim allows ADUs in a range of sizes, but the maximum depends on whether the unit is detached, attached, or a Junior ADU (JADU).

  • Detached ADU: up to 1,200 sq. ft.
  • Attached ADU: generally up to 50% of the main dwelling or 1,200 sq. ft., whichever is less
  • Anaheim’s code specifically protects an attached studio or one-bedroom ADU up to 850 sq. ft., and an attached ADU with two or more bedrooms up to 1,000 sq. ft.
  • JADU: maximum 500 sq. ft.
  • Anaheim lists a minimum habitable ADU size of 150 sq. ft.

 

The maximum allowed size isn’t necessarily the best size for every property. We look at the existing home, available yard space, access, utilities, setbacks, and how you plan to use the ADU before recommending a footprint.

What Are the ADU Setback Requirements in Anaheim?

For many new ADUs in Anaheim, the key number is 4 feet.

Anaheim’s current development standards generally provide:

  • Rear setback: 4 feet
  • Front setback: generally determined by the property’s underlying zoning requirements
